We take on instructions from clients to locate and acquire office, shop, hotel, and light industrial/ warehouse premises. Our area of search covers Central and West End London and extends out to the South and West of the capital. The procedure normally involves an initial meeting with a client, sometimes accompanied by their solicitor, to establish the desired size and location of the property and to discuss any particular requirements. 

In the event of a successful search, we would check dimensions and negotiate the best terms for lease or purchase, see that the transaction is safely put into the hands of solicitors and give any assistance requested during the course of the legal process. Fees are generally charged at 10% of the negotiated or passing rent, and 1-1.5% of any premium or freehold price. In the event that a transaction does not complete, no fee is charged except in exceptional circumstances. In any case, agency fees are always agreed in advance of our undertaking any instructions.

We can advise clients on the viability of development schemes and, where appropriate, link up land owners with developers to create a joint venture scheme; to the mutual benefit of both parties. Fees will be quoted based on each individual situation.
