We undertake rent reviews on offices, shops, and light industrial premises for both landlords and tenants. This work involves analysis of lease terms, taking detailed measurements and agreeing dimensions with the other party’s valuers, research into rental values of comparable properties, and negotiating a settlement. If a negotiated settlement proves unachievable within a given time scale, the matter may be referred to an Arbitrator or Independent Expert in the case of rent reviews, or the County Court in the case of lease renewals. In either of the above referrals, we represent the client’s best case to the relevant adjudicators. Fees are always agreed in advance and may be based on a percentage of the settlement figure or, if acting for a tenant, of the saving achieved against the asking rent.
