The Leasehold Reform Acts 1967, 1993 and 2002 convey statutory rights for tenants who own long leases (originally for more than 21 years) to either a 90 years' lease extension or a freehold, depending upon certain situations.  There are some exceptions to the above, but many of the residency tests have now been abolished.  Freehold is the most desirable form of tenure, but a lease with over 90 years unexpired is very close to freehold in value.
